Hazmat rooms for storage and dispensing of chemical materials
were designed with an exhaust system monitored by the BMS
for ventilation faults or out of range negative pressurization.
A gas monitor will detect concentrations of 10%, 25%, and
50% of L.E.L. (Lower Explosive Limit) for alarm notification
to a "Spill Response Team" or building evacuation
and Fire Department calls. If smoke, high heat, or fire
is detected in the hazmat room, the control system will
close dampers in the supply air and the exhaust air ducts
after a 15 second delay to allow occupants to evacuate the
room. A panic exit pushbutton and a fireman's override switch
were provided for added safety and code requirements.
